| By the time the Homeowners' Association reviews the building's records and discovers the manager's mistake, the unit owners have either sold their units or left the building.
The association then sues the manager to recover the uncollected rent and maintenance fees. As a result of this lawsuit, the Manager is forced to pay $125,000 to settle the matter and another $15,000 in defense costs.
